Relocating in Japan requires considerable amounts of time and money, but with a bit of effort and the right preparation, there are ways to ensure your move goes as smoothly as possible.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400\">In this article, we look at what you need to do to relocate in Japan and offer some insight into what you might expect it all to cost.&nbsp;<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><b>Before you move<\/b><\/h2>\n\n\n\n<p><span style=\"font-weight: 400\">There are four main things you need to do before moving out of your current place: give notice, contact utility companies, inform your ward office, and redirect your mail at the post office.&nbsp;<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400\">Note these steps may differ depending on your accommodation. For example, if you are moving out of a share house, you generally won\u2019t need to contact the utility companies once you have given notice of your move-out date and you will just need to pay whatever is outstanding on your bill. Each share house company will have slightly different move-out processes, so please confirm with the company directly.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400\">Here are the four main to-dos when moving out in further detail.<\/span><\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><b>Give notice&nbsp;<\/b><\/h3>\n\n\n\n<p><span style=\"font-weight: 400\">Inform your current landlord or accommodation provider as soon as possible of your <\/span><b>intended move-out date<\/b><span style=\"font-weight: 400\">. Most contracts require one month\u2019s notice, although this will depend on your individual rental agreement so always refer to your contract first and foremost. In any case, it\u2019s best to give notice early to avoid paying for any time you won\u2019t be living there.&nbsp;<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400\">Once you give notice, your accommodation provider will schedule an inspection on the date that you plan to leave. Most contracts will state that the lessee (you) will restore the property to its original condition before moving out.&nbsp;<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400\">The landlord or accommodation provider will take into account how long you have lived at the property for, and normal wear and tear, which is not your responsibility to fix.&nbsp;<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400\">Usually the landlord or accommodation provider will cover basic cleaning expenses after tenants move out. But it\u2019s also common for a rental agreement to state that these expenses can be deducted from a tenant\u2019s security deposit when they move out.&nbsp;<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400\">You can expect this to cost around <\/span><b>1000-2000 yen per 1\u33a1<\/b><span style=\"font-weight: 400\">, excluding tax. Yes, this can come to a lot of money, but it\u2019s standard practice in Japan.<\/span><\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><b>Contact utility companies<\/b><\/h3>\n\n\n\n<p><span style=\"font-weight: 400\">Next, you need to contact your gas, electricity, water, and internet providers to tell them you will be relocating and provide a date when you need everything turned off. This can mostly be done online, usually in Japanese.&nbsp;<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400\">If you need to call the companies, you can say:<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400\">\u5f15\u3063\u8d8a\u3059\u306e\u3067\u3001\u30ac\u30b9\uff0f\u96fb\u6c17\uff0f\u6c34\u9053\uff0f\u30a4\u30f3\u30bf\u30fc\u30cd\u30c3\u30c8\u306e\u5229\u7528\u3092\u505c\u6b62\u3057\u305f\u3044\u306e\u3067\u3059\u304c\u3002<br><\/span><i><span style=\"font-weight: 400\">Hikkosu node, gasu\/denki\/suid\u014d\/int\u0101netto no riy\u014d o teishi shitai no desu ga.<br><\/span><\/i><b>I\u2019m moving house and I would like to cancel my gas\/electricity\/water\/internet.<\/b><\/p>\n\n\n\n<p><span style=\"font-weight: 400\">You will need to tell them your name, customer number, address, phone number, your new address, and the date you\u2019re moving out.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400\">Generally you need to be present in your apartment when they visit to turn off the services and give you the final bill. Try to schedule all of these on the same day.<\/span><\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><b>Inform your ward office<\/b><\/h3>\n\n\n\n<p><span style=\"font-weight: 400\">Remember how you had to visit your local ward or municipality office to register your address when you first moved in? In a similar fashion, you will need to visit them to tell them you\u2019re moving and relocating in Japan.&nbsp;<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400\">You need to fill out a <\/span><i><span style=\"font-weight: 400\">tenshutsu todoke <\/span><\/i><span style=\"font-weight: 400\">\u8ee2\u51fa\u5c4a, or moving out form. This is very important as you won\u2019t be able to register your address with your new ward (required for tax and ID purposes) without the documents from your previous ward.&nbsp;<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400\">If you\u2019re moving within the same ward or city, you still need to visit your local ward or municipality office to give notice that your address has changed. Instead of filling in the moving out form, you just need to inform the city or ward office that your address has changed within the same city\/ward. Make sure to bring your residence card and your <\/span><a href=\"https:\/\/gogonihon.com\/en\/blog\/my-number-japan\/\"><span style=\"font-weight: 400\">My Number<\/span><\/a><span style=\"font-weight: 400\">. Your address will then be printed on your residence card and My Number.<\/span><\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><b>Redirect your mail<\/b><\/h3>\n\n\n\n<p><span style=\"font-weight: 400\">When relocating in Japan, you can get your mail forwarded to your new address for one year for free. After that, any of your mail that\u2019s still sent to your old address will be returned to the sender.&nbsp;<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400\">To redirect your mail, you\u2019ll need to fill in a <\/span><i><span style=\"font-weight: 400\">tenkyo todoke<\/span><\/i><span style=\"font-weight: 400\"> \u8ee2\u5c45\u5c4a form either online or at your local post office. For more information on this process, visit the <\/span><a href=\"https:\/\/www.post.japanpost.jp\/service\/tenkyo\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400\">Japan Post website<\/span><\/a><span style=\"font-weight: 400\"> (Japanese only).<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><figure><img fetchpriority=\"high\" decoding=\"async\" class=\"alignnone size-full wp-image-99319\" src=\"https:\/\/gogonihon.com\/wp-content\/uploads\/2017\/11\/Money-budget-for-moving.png\" alt=\"\" width=\"798\" height=\"436\"><\/figure><\/h2>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Moving costs<\/strong><\/h2>\n\n\n\n<p><span style=\"font-weight: 400\">On top of your outstanding utility bills and cleaning fees, there are a few other key expenses to factor in when relocating in Japan.<\/span><\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><b>Hiring a moving service<\/b><\/h3>\n\n\n\n<p><span style=\"font-weight: 400\">There are a number of full-service moving companies that will provide boxes, pack your things for you, and take them to your new place. <\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400\">The cost will depend on how much stuff you\u2019re moving and where you are relocating to. Some factors that will increase the price of your move:<\/span><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><span style=\"font-weight: 400\">If you\u2019re moving during peak season (usually March to April)<\/span><\/li>\n\n\n\n<li><span style=\"font-weight: 400\">If you request to move over a weekend or a public holiday (or both)<\/span><\/li>\n\n\n\n<li><span style=\"font-weight: 400\">If you\u2019re moving a long distance<\/span><\/li>\n\n\n\n<li><span style=\"font-weight: 400\">If you have bulky\/large items such as a bed, couch, large desk, etc<\/span><\/li>\n<\/ul>\n\n\n\n<p><span style=\"font-weight: 400\">Moving companies generally offer student discounts, <\/span><i><span style=\"font-weight: 400\">gakuwari<\/span><\/i><span style=\"font-weight: 400\"> \u5b66\u5272, and many also have a <\/span><i><span style=\"font-weight: 400\">tanshin<\/span><\/i><span style=\"font-weight: 400\"> \u5358\u8eab, or singles, service.&nbsp;<\/span><\/p>\n\n\n\n<p><strong>Easy Furnish<\/strong><br>A moving service like <strong>Easy Furnish<\/strong> makes the process of moving quick, uncomplicated, and convenient for anyone relocating in Japan, including those who are not yet confident enough to complete the moving process in Japanese. You won\u2019t have the convenience of having someone else pack and move your things for you, but you might save more money by doing it yourself (hopefully with the help of some friends too!).&nbsp;<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400\">For example, if you were to hire a small dry van from <\/span><a href=\"https:\/\/www.nrgroup-global.com\/en\/car-guide-price-table.php\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400\">car hire company Nippon Rent-a-Car<\/span><\/a><span style=\"font-weight: 400\"> for half a day, you would be looking at paying <\/span><b>from 17,600 yen<\/b><span style=\"font-weight: 400\">.&nbsp;<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400\">If you don\u2019t have a Japanese driving license, you could look into a service like <\/span><a href=\"https:\/\/rentora.com\/english\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400\">Rentorabin<\/span><\/a><span style=\"font-weight: 400\">. This is an hourly truck rental service that comes with the vehicle and a driver. The driver will help you with loading and unloading if you choose.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400\">For a light truck with driver assistance for three hours, you would be looking at paying about <\/span><b>22,000 yen<\/b><span style=\"font-weight: 400\">.&nbsp;<\/span><\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><b>Delivery services<\/b><\/h3>\n\n\n\n<p><span style=\"font-weight: 400\">If you don\u2019t have many things, you could consider a door-to-door delivery service, or <\/span><i><span style=\"font-weight: 400\">takuhaibin<\/span><\/i> <span style=\"font-weight: 400\">\u5b85\u914d\u4fbf. For example, with <\/span><a href=\"https:\/\/www.kuronekoyamato.co.jp\/ytc\/en\/send\/services\/takkyubin\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400\">Yamato Transport<\/span><\/a><span style=\"font-weight: 400\">, you can send your things from your old place to your new place, and they will normally arrive the next day. More distant destinations like Okinawa or Hokkaido can take two days.&nbsp;<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400\">The cost will depend on the size, type, and weight of what you\u2019re sending, as well as the destination. The largest option offered by Yamato Transport is a parcel size of up to 200cm weighing up to 30kg. This would cost you under 4000 yen to send within the same geographic region e.g. within Kanto, or within Kansai.&nbsp;<\/span><\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><b>Getting rid of unwanted items<\/b><\/h3>\n\n\n\n<p><span style=\"font-weight: 400\">You might be thinking, maybe it\u2019ll be easier and cheaper to throw away bigger items and buy them new. Not only is this terrible in terms of waste, but it\u2019s also not as convenient as you might think.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400\">The usual way people get rid of larger items in Japan is through their city or ward\u2019s <\/span><i><span style=\"font-weight: 400\">sodaigomi<\/span><\/i><span style=\"font-weight: 400\"> \u7c97\u5927\u3054\u307f, or large rubbish collection, service. To arrange this, you need to:<\/span><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><span style=\"font-weight: 400\">Call them, or fill in an online form if your ward or municipality offers this;<\/span><\/li>\n\n\n\n<li><span style=\"font-weight: 400\">Specify what you\u2019re throwing away and the size;&nbsp;<\/span><\/li>\n\n\n\n<li><span style=\"font-weight: 400\">Then, they will tell you how many <\/span><i><span style=\"font-weight: 400\">sodaigomi shoriken<\/span><\/i> <span style=\"font-weight: 400\">\u7c97\u5927\u30b4\u30df\u51e6\u7406\u5238, or oversized rubbish <\/span><span style=\"font-weight: 400\">stickers, you need to buy for your items (you can get them from convenience stores), and also when and where you need to place them outside for collection.<\/span><\/li>\n<\/ul>\n\n\n\n<p><span style=\"font-weight: 400\">How much this costs will depend on what you want to throw away. Additionally, some items can\u2019t be thrown away and each ward\/municipality will have their own sodaigomi restrictions.&nbsp;<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400\">This service can be helpful if truly necessary. However, we recommend trying to sell or give away any unwanted items first through online marketplaces such as Facebook or <\/span><a href=\"https:\/\/www.mercari.com\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400\">Mercari<\/span><\/a><span style=\"font-weight: 400\">. There are a number of buy-and-sell groups within Japan on Facebook (such as <\/span><a href=\"https:\/\/www.facebook.com\/groups\/TokyoSSTO\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400\">Tokyo Sayonara Sales<\/span><\/a><span style=\"font-weight: 400\">), as well as groups such as <\/span><a href=\"https:\/\/www.facebook.com\/groups\/1612903665545775\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400\">Mottainai Japan<\/span><\/a><span style=\"font-weight: 400\"> where you can give things away for free.<\/span><\/p>\n\n\n\n<figure class=\"wp-block-image\"><img decoding=\"async\" src=\"https:\/\/gogonihon.com\/wp-content\/uploads\/2018\/08\/house-keys.jpg\" alt=\"Keys being handed over by someone who is moving house and relocating in Japan.\" class=\"wp-image-75138\" \/><\/figure>\n\n\n\n<h3 class=\"wp-block-heading\"><b>Initial apartment rent costs&nbsp;<\/b><\/h3>\n\n\n\n<p><span style=\"font-weight: 400\">The set-up costs to rent an apartment in Japan are notoriously high. Be prepared to spend up to six months\u2019 rent when moving into a new place. Why? Usually you have to factor in:<\/span><\/p>\n\n\n\n<p><b>Real estate brokerage fee<\/b><span style=\"font-weight: 400\">, <\/span><i><span style=\"font-weight: 400\">ch\u016bkai tes\u016bryo<\/span><\/i> <span style=\"font-weight: 400\">\u4ef2\u4ecb\u624b\u6570\u6599, is <\/span>usually equivalent to around one month\u2019s<span style=\"font-weight: 400\"> rent.<\/span><\/p>\n\n\n\n<p><b>Security deposit<\/b><span style=\"font-weight: 400\">, <\/span><i><span style=\"font-weight: 400\">shikikin<\/span><\/i> <span style=\"font-weight: 400\">\u6577\u91d1, usually one to two months\u2019 rent.<\/span><\/p>\n\n\n\n<p><b>Key money<\/b><span style=\"font-weight: 400\">, <\/span><i><span style=\"font-weight: 400\">reikin<\/span><\/i> <span style=\"font-weight: 400\">\u793c\u91d1,<\/span> <span style=\"font-weight: 400\">non-refundable, one to two months\u2019 rent. This came out of World War II as a way for renters to show gratitude to landlords during the housing shortage. Another theory is that key money is a way for landlords to get rid of any potential renters who aren\u2019t serious or may not be able to pay their rent.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400\">If you speak Japanese and have decent negotiating skills, some building owners may reduce the key money or even waive it entirely &#8211; but don\u2019t count on it. You may also see some apartments advertising low move-in costs and no key money, but often the monthly rent for these places is much higher and you may end up paying more in the long run.<\/span><\/p>\n\n\n\n<p><b>Guarantor fees<\/b><span style=\"font-weight: 400\">,<\/span> <i><span style=\"font-weight: 400\">hosh\u014dninhiy\u014d<\/span><\/i> <span style=\"font-weight: 400\">\u4fdd\u8a3c\u4eba\u8cbb\u7528, if you\u2019re a non-Japanese resident. A guarantor, or <\/span><i><span style=\"font-weight: 400\">hosh\u014dnin<\/span><\/i><span style=\"font-weight: 400\"> \u4fdd\u8a3c\u4eba, is a Japanese person who can act as a guarantor for you and cover your rental costs if you\u2019re unable to. If you don\u2019t have anyone who can do this for you, you\u2019ll need to pay for a guarantor company, or <\/span><i><span style=\"font-weight: 400\">hosh\u014dningaisha<\/span><\/i> <span style=\"font-weight: 400\">\u4fdd\u8a3c\u4eba\u4f1a\u793e,<\/span> <span style=\"font-weight: 400\">which can cost between 10%-100% of your monthly rent.&nbsp;<\/span><\/p>\n\n\n\n<p><b>Fire insurance<\/b><span style=\"font-weight: 400\">, <\/span><i><span style=\"font-weight: 400\">kasai hoken<\/span><\/i> <span style=\"font-weight: 400\">\u706b\u707d\u4fdd\u967a, <\/span><span style=\"font-weight: 400\">will set you back between 20,000 &#8211; 40,000 yen for two years. This will renew when, or if, you renew your apartment lease.<\/span><\/p>\n\n\n\n<p><b>Key exchange fee<\/b><span style=\"font-weight: 400\">, <\/span><i><span style=\"font-weight: 400\">kagi k\u014dkan hiy\u014d<\/span><\/i><span style=\"font-weight: 400\"> \u9375\u4ea4\u63db\u8cbb\u7528, usually around 10,000 &#8211; 20,000 yen so the landlord can replace the lock and keys.&nbsp;<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400\">If all these extra fees seem daunting to you and you would prefer something more affordable, we highly recommend <\/span><a href=\"https:\/\/gogonihon.com\/en\/blog\/japanese-share-house-all-you-need-to-know\/\"><span style=\"font-weight: 400\">share houses<\/span><\/a><span style=\"font-weight: 400\"> as an alternative option.
